In short: Rapid growth in Morayfield means new builds and established homes need checks. Three recent inspections show where houses are failing.
The house was sinking
A slab on a new home in Morayfield can settle unevenly. The ground in the Burpengary Creek catchment is soft, and the house dropped on one side, pulling the brickwork away from the walls.
The brickwork was bowing
At fixing stage another property showed brickwork bowing from the garage. The lintel was undersized for the opening, and the load pushed the bricks out, creating a gap at the roof line.
The roof was leaking
Roof leaks can appear on a home built in 2011. The flashings were positioned incorrectly over the eaves, and rain water entered the cavity during the 2010-2011 floods.
Time is critical for inspections
A sinking slab is easier to see at the fixing stage than at handover. You can check the slab and the brickwork before the concrete is poured or the bricks are stacked.
