In short: No membrane, a leaking window and a shower that drains too slowly in Morayfield.
Walkable roof inspection
An upstairs balcony is a waterproofed deck over a living space. A water leak often shows up as a patch on the ceiling below.
No membrane
At a Morayfield handover inspection the installer had not applied a waterproofing membrane to the balcony deck. This leaves the structure exposed to water ingress from rain or cleaning.
The window
On one inspection the waterproofing membrane did not cover the window sill or run into the internal sill channel. Windows must be fully flashed to stop water from getting behind the glass.
The shower
The shower drain in another Morayfield home was too small for the flow rate. It caused water to back up and sit on the floor rather than draining away.
Building Inspection Checklist
Confirmation that the balcony and shower areas are covered by a waterproofing membrane, and that the shower drain is sized for the basin and shower area.
